Green Room Partners Breaks Ground on The Bower, a 266-Unit Build-to-Rent Community in Jasper County, South Carolina, in Partnership with Henderson Park

Green Room Partners (“GRP”), a Charleston-based commercial real estate investment and development firm, today announced the groundbreaking of The Bower, a 266-unit build-to-rent community located in Jasper County, South Carolina. The project is being developed in partnership with Henderson Park.
The Bower will consist of a mix of cottages, townhomes, and detached single-family rental homes designed to meet growing demand for high-quality housing in the Bluffton-Hilton Head region. The community is situated along the Highway 278 corridor, with direct frontage and high visibility along one of the primary connections between Interstate 95 and the coastal markets, and is positioned to benefit from continued population growth and westward expansion of development from Bluffton.
Construction is underway, with horizontal sitework nearing completion and vertical home construction scheduled to begin this summer. The project will deliver a range of unit types alongside a comprehensive amenity package designed to support community-oriented living.
Planned amenities include a centrally located clubhouse with co-working space, fitness center, and resident lounge, as well as outdoor features including a pool, pickleball courts, walking trails, and landscaped common areas integrated throughout the site.
Jasper County continues to experience sustained growth driven by regional in-migration, expanding employment opportunities, and relative affordability compared to nearby coastal markets. The Bower is designed to provide a scalable housing solution within one of the Southeast’s fastest-growing residential corridors.
In connection with the groundbreaking, Green Room Partners and Henderson Park made a $10,000 donation to Second Helpings, a nonprofit food rescue and distribution network focused on eliminating hunger and reducing food waste in the South Carolina Lowcountry.
Representatives from Green Room Partners and Henderson Park leadership teams attended the event, along with members of the Jasper County Council, the local Chamber of Commerce, planning and development teams, and project design and construction partners.
