Rob Tulloch Co-Managing Partner
Since 2002, Rob Tulloch has been deeply involved in real estate development, operations, and investment across the Southeast. As Co-Managing Partner of Green Room Partners, Rob focuses on asset management, capital relationships, and strategic direction.
Previously, Rob served as a founding Partner at Realco Capital Partners (RCP), established in 2009, where the firm strategically ventured into the student housing sector early on in 2008, investing over $300 million in a contra cyclical acquisition strategy. Prior to RCP, Rob was a partner in a development firm in Florida, building high-end condominium and mixed-use retail projects along the Naples-Sarasota corridor.
Rob resides in Charleston, SC with his wife, where they are active community members.
John Lari Co-Managing Partner
For over 25 years, John Lari has invested in office, residential, government, hospitality, and international real estate projects as both a principal and managing equity partner. As Co-Managing Partner of Green Room Partners, John focuses on development, acquisitions, and strategic direction.
Previously, John was a partner with the Claremont Group, where he developed over 2.5 million square feet of real estate across multiple asset classes. He has extensive knowledge of construction management and holds an active FBI security clearance for work on secure Federal Government projects.
John attended Denison University and Columbia University and has served on the Board of Trustees for the Fay School in Massachusetts. He resides in Charleston, SC with his wife and two children.
Kimberly Phillips Managing Director, GRP Property Management
Kimberly Phillips serves as a key leader within GRP’s management company, bringing more than 20 years of experience in property management, tenant relations, leasing, and project administration. She oversees strategic business planning and daily operations, including leasing and asset oversight of the firm’s Historic City Market mixed-use retail property in Savannah, Georgia.
Kimberly plays an integral role in positioning Historic City Market as a dynamic destination that supports local businesses while enhancing Savannah’s historic downtown experience. Her leadership reflects a forward-focused approach to property performance, tenant partnerships, and long-term asset value.
Kimberly previously served as Chairwoman of Visit Savannah and the Tourism Leadership Council and remains actively involved with both organizations at the board level. She also serves on the boards of the Savannah Chamber of Commerce and the Savannah Downtown Business Association. In addition, she is an active member of the Savannah Downtown Rotary and the Downtown Business Association. Kimberly is a graduate of Leadership Savannah, further reflecting her commitment to civic leadership and professional development.
Kimberly lives in Savannah, Georgia, with her husband and two daughters.
Grant Barnes Director of Development
Grant Barnes serves as the Director of Development at Green Room Partners, with extensive expertise in commercial real estate development and investment.
Prior to his current role, he helped establish and execute a $320MM development pipeline of BTR, Multi-family and self-storage at Third Lake Development, assisting in growing the platforms from two to eleven projects across three states. Previously, at Middle Street Partners and Northpoint Development, he managed the development of over 2,400 Class-A multifamily units and 1.8 million square feet of industrial real estate totaling $380MM in asset value.
Before entering real estate, Grant served as an Infantry Officer in the United States Marine Corps. He holds a Master’s Degree in Real Estate Development from the University of Missouri and a Bachelor of Arts Degree in Economics from Hampden-Sydney College.
Hamp Gibbs Senior Associate - Finance
Hamp Gibbs focuses on acquisitions, development, and capital markets at Green Room Partners. Previously, he served as a Debt & Equity Associate on JLL’s Atlanta Capital Markets Team, where he closed over $1.4 billion in debt and equity volume for acquisitions, new developments, and refinances across all major asset types through bank, debt fund, insurance company, CMBS, and agency financing executions. Hamp began his career as an Investment Banking Analyst with Citizens M&A Advisory, focusing on the business services, T&L, and ADGS industries.
He earned his Master of Science in Economics and Bachelor of Science in Business Administration in Finance from Georgia Tech, where he was also an offensive lineman on the Division I football team. Hamp is a licensed real estate salesperson in South Carolina (inactive) and Georgia (active).
Hamp is originally from Augusta, GA, and resides in Mount Pleasant, SC.
Catherine Nearpass Operations Manager
Catherine Nearpass serves as Operations Manager at Green Room Partners, overseeing the firm’s day-to-day operational infrastructure and supporting its real estate investment and development initiatives. She plays a central role in ensuring projects, systems, and corporate functions operate efficiently and cohesively.
With over ten years of experience in real estate operations, Catherine has supported investment, development, and property management teams across a wide range of responsibilities, including organizational systems, vendor coordination, research, and transaction support. Prior to joining Green Room Partners, she managed operations for a top-performing Chicago real estate firm, where she supported over $100 million in transactions.
A Charleston native, Catherine returned to Charleston in 2022 with her husband and two children.
