Rob Tulloch – Managing Partner
Since 2002, Rob Tulloch has been deeply involved in real estate development, operations, and investment. He recently served as Co-Managing Partner at Realco Capital Partners (RCP), established in 2009, where they strategically ventured into the student housing sector early on, investing over $300 million.
Before RCP, Rob partnered with a Florida development group, contributing to the creation and renovation of mixed-use and condominium projects worth over $150 million. Residing in Charleston, SC with his wife, they are active community members, collaborating with the Medical University of South Carolina and other local entities.
John Lari – Managing Partner
John Lari has over two decades of experience in real estate, investing in diverse sectors like office, residential, government, hospitality, and international projects. As a co-founder of the Claremont Group in 2000, both as a principal and a managing equity partner, he's been instrumental in developing over 2.5 million square feet across various asset types.
Possessing deep expertise in acquisition and development, John's forte lies in construction management. He maintains an active FBI security clearance for projects with the Federal Government. John attended Denison University and Columbia University and recently served on the Fay School's Board of Trustees in Massachusetts. In 2014, John relocated to Charleston, SC with his wife and two children.
Zachary Maggin - Managing Director, Investments
Zach Maggin has more than 10 years of commercial real estate experience in acquisitions, asset management, development, and capital placement. During his career, Zach has been involved in over $1 billion of closed transactions, while working on projects spanning across all major property types. Prior to joining Green Room Partners, he worked in a variety of capacities at Sapphire Capital Group, Whetstone Company, NASDAQ, and CIM Group.
Zach earned his Master of Business Administration degree from the University of North Carolina’s Kenan-Flagler Business School and his Bachelor of Science from the University of Maryland, College Park. Zach relocated from the Washington DC Metro area and currently resides in Charleston, SC with his wife and son.
Curtis Wahle - Managing Director, Development and Construction
Curtis brings a robust 30-year background in real estate development and construction across various regions including the Northeast, Southeast, and the Caribbean. His extensive involvement has led to the successful completion of projects worth over $2.5 billion USD, encompassing commercial, residential, and institutional assets. His expertise includes multifamily, hospitality, and mixed-use developments, while most recently, Curtis spearheaded the Southeast regional expansion of a Build-to-Rent program for a prominent mid-south developer. Curtis holds a Master of Architecture degree from Tulane University, a BA from DePauw University, and is a Certified Construction Manager (CCIM), underscoring his comprehensive understanding and commitment to the field.
Kimberly Phillips – Managing Director, GRP Property Management
Kimberly Phillips has more than 20 years of experience in property management, tenant relations, leasing and project administration.
Kimberly oversees the management and execution of business planning for GRP’s management company, including leasing at the company’s Historic City Market mixed-use retail location in Savannah, Georgia.
Kimberly currently serves as the Chairwoman of Visit Savannah, one of the largest tourism generating organizations in the city. She also actively participates in the Savannah Chamber of Commerce, the Savannah Downtown Business Association and the Tourism Leadership Council. Kimberly lives in Savannah, Ga with her husband and two daughters.

He and his wife live in Charleston, SC and enjoy spending time in their community through work with the Medical University of South Carolina and other local organizations.

For over 20 years, John Lari has invested in office, residential, government, hospitality and international real estate projects as both a principal and managing equity partner for the Claremont Group, which he co-founded in 2000. John has developed over 2.5 million square feet of real estate in multiple asset classes. John has extensive knowledge of acquisition and development with a speciality in construction management.
John holds an active FBI security clearance for work on secure Federal Government projects. He attended Denison University and Columbia University and served on the Board of Trustees for the Fay School in Massachusetts. John, along with his wife and two children moved to Charleston, SC in 2014.
