Rob Tulloch – Managing Partner

Since 2002, Rob Tulloch has been deeply involved in real estate development, operations, and investment. He recently served as Co-Managing Partner at Realco Capital Partners (RCP), established in 2009, where they strategically ventured into the student housing sector early on, investing over $300 million.

Before RCP, Rob partnered with a Florida development group, contributing to the creation and renovation of mixed-use and condominium projects worth over $150 million. Residing in Charleston, SC with his wife, they are active community members, collaborating with the Medical University of South Carolina and other local entities.

 

John Lari – Managing Partner

For over 20 years, John Lari has invested in office, residential, government, hospitality and international real estate projects as both a principal and managing equity partner for the Claremont Group, which he co-founded in 2000. John has developed over 2.5 million square feet of real estate in multiple asset classes. John has extensive knowledge of acquisition and development with a speciality in construction management.

John holds an active FBI security clearance for work on secure Federal Government projects. He attended Denison University and Columbia University and served on the Board of Trustees for the Fay School in Massachusetts. John, along with his wife and two children moved to Charleston, SC in 2014.

Kimberly Phillips - Managing Director, GRP Property Management

Kimberly Phillips has more than 20 years of experience in property management, tenant relations, leasing and project administration.
Kimberly oversees the management and execution of business planning for GRP’s management company, including leasing at the company’s Historic City Market mixed-use retail location in Savannah, Georgia.

Kimberly currently serves as the Chairwoman of Visit Savannah, one of the largest tourism generating organizations in the city. She also actively participates in the Savannah Chamber of Commerce, the Savannah Downtown Business Association and the Tourism Leadership Council. Kimberly lives in Savannah, Ga with her husband and two daughters.

Grant Barnes - Director of Development

Grant serves as the Director of Development at Green Room Partners, with extensive expertise in commercial real estate development and investment. Prior to his current role, he helped establish and execute a $320MM development pipeline of BTR, Multi-family and self-storage at Third Lake Development, assisting in growing the platforms from two to eleven projects across three states. Previously, at Middle Street Partners and Northpoint Development, he managed the development of over 2,400 Class-A multifamily units and 1.8 million square feet of industrial real estate totaling $380MM in asset value. Before entering real estate, Grant served as an Infantry Officer in the United States Marine Corps. He holds a Master's Degree in Real Estate Development from the University of Missouri and a Bachelor of Arts Degree in Economics from Hampden-Sydney College.

Catherine Nearpass - Executive Assistant | Operations Support

Catherine orchestrates comprehensive operational support for the company's growing real estate development portfolio. With over nine years of experience managing high-stakes real estate operations, she brings exceptional organizational expertise and a proven track record of streamlining business processes.  At Green Room Partners, Catherine oversees critical administrative functions that keep development projects running smoothly. Prior to joining Green Room Partners, Catherine managed operations for a top-performing Chicago real estate firm, where she developed and executed strategic initiatives that supported over $100 million in transactions. In 2022, Catherine returned to Charleston with her husband and daughter. She now applies her expertise to Green Room Partners, where she continues to contribute to the company’s high-growth trajectory.

Dylan Curry - Project Manager

Dylan Curry serves as Project Manager at Green Room Partners, where he oversees the ground-up construction of the 266-unit Bower Build-to-Rent community. With a strong background in residential and commercial construction management, Dylan brings a detail-driven and disciplined approach to project execution.

Before joining Green Room Partners, Dylan was a Community Construction Manager at K. Hovnanian Homes, leading the full lifecycle of large-scale residential developments. Earlier, with Shoreline Construction, he managed custom residential and commercial projects ranging from $1 million to $5 million, collaborating closely with clients, architects, and subcontractors to deliver exceptional results. His career began at Stanley Martin Homes, where he directed production homebuilding operations generating over $28 million in annual revenue.   In addition to his real estate career, Dylan serves in the United States Air Force Reserves as a Financial Manager and Comptroller Specialist. He holds a Bachelor of Arts in Economics from Hampden-Sydney College and resides in Beaufort, South Carolina with his wife and two sons.

Hamp Gibbs - Senior Associate - Finance

Hamp Gibbs focuses on acquisitions, development, and capital markets at Green Room Partners. Previously, he served as a Debt & Equity Associate on JLL's Atlanta Capital Markets Team, where he closed over $1.4 billion in debt and equity volume for acquisitions, new developments, and refinances across all major asset types through bank, debt fund, insurance company, CMBS, and agency financing executions.

Hamp began his career as an Investment Banking Analyst with Citizens M&A Advisory, focusing on the business services, T&L, and ADGS industries. He earned his Master of Science in Economics and Bachelor of Science in Business Administration in Finance from Georgia Tech, where he was also an offensive lineman on the Division I football team. Hamp is originally from Augusta, Georgia.
